Executive Summary
This research report article discusses the ground situation of two major products of construction Industry i.e infrastructure and housing in Pakistan and their impact on the economy, masses and on society in general. Infrastructure development in Pakistan has always remain tied to the desires of governments in Pakistan while housing development has been completely ignored as a basic need of society in this country, though construction industry is one among the biggest industries in this country. And due to this behavior of negligence or in consistence on the part of government infrastructure and housing development finance in Pakistan has been very marginal in the business of financial institutions in Pakistan.
As Pakistan is a growing country, infrastructure it Is mandatory to develop infrastructure. But this development requires heavy financing in long term projects for which banking industry has remained very cautious. With rising population and also with economic improvement, there Is high demand for housing in the country but this also needs financial resources which the poor population lacks.
Good performance of banking and financial industry in all sectors other than infrastructure and housing development suggests that banks can perform well in this sector as well If the legal, technical and regulatory impediments are removed in the matters of property issues and government frames policies focused on infrastructure and housing development.
To look for the creative solutions in infrastructure and housing development finance, different policy articles were reviewed, secondary data analyzed, relevant persons interviewed, and secondary data were gathered from bank executives through questionnaires and a conclusion has drawn by offering recommendation of development of a policy for financing Infrastructure and housing development in Pakistan.
